Miami-Dade Market Update: What June 2026 Numbers Show

If you own property in Miami-Dade, or you're thinking about buying there, the newest numbers tell two very different stories depending on what kind of home we're talking about. I've been digging through the MIAMI Association of Realtors' June 2026 report, and here's the honest breakdown of what I'm seeing.

The headline: Miami-Dade just posted its best June in three years

Total home sales in Miami-Dade rose 14.3% year over year in June to 2,107 closings, according to the MIAMI Association of Realtors. That makes ten straight months of rising sales, and it was the county's strongest June since 2023. Total dollar volume jumped more than 36% to $2.4 billion.

So the market is busy. But busy doesn't mean the same thing for every property type. Here are the numbers that matter:

Single-family homes: still a seller's market

Anything under roughly six months of supply favors sellers, and Miami-Dade single-family homes are sitting at 4.9 months. Prices are still climbing, sales are up sharply, and well-priced houses are going under contract in under two months.

I want to be clear about what "seller's market" actually means in practice, though. It does not mean you can name any price and buyers will show up. It means that when a house is priced on real comps and prepped properly, it sells at or near asking without much drama. The homes I see sitting are almost always priced off a wish instead of the data. Buyers in 2026 are sharp. They've been watching listings for months and they know what things are worth.

Condos: a very different conversation

The condo side is where sellers need a straight-talking agent more than ever. Median condo prices slipped about 3% year over year, and at 12.3 months of supply, buyers have plenty to choose from and plenty of leverage.

Some of this is the ongoing math around older buildings: structural inspections, reserve funding requirements, and the special assessments that come with them have changed what buyers are willing to pay for units in buildings with deferred maintenance. I wrote about Florida's insurance and condo cost picture last month, and the theme continues: buildings with healthy reserves and completed milestone inspections are selling fine, while buildings with looming assessments are where prices are getting negotiated down hard.

Interesting wrinkle: condo sales volume actually rose almost 12% in June even as prices dipped. Buyers aren't avoiding condos. They're hunting for value in them.

Where mortgage rates fit in

Freddie Mac's survey for the week of August 6, 2026 has the 30-year fixed averaging 6.69% and the 15-year at 6.01%. Rates have hovered in this same band for months, and honestly, that stability is part of why sales keep climbing. Buyers who spent two years waiting for a big drop have accepted that this is the market, and they're moving forward with their lives.

What this means if you're selling

If you own a single-family home in Miami-Dade (and this holds across most of South Florida), you're in a strong position, but the window rewards preparation. Price it on comps, handle the insurance-sensitive items before you list, and invest in real marketing. With inventory down almost 15% from last year, serious buyers are competing for a smaller pool of good homes.

If you're selling a condo, strategy matters twice as much. Your building's financials are now part of your listing whether you like it or not. Get ahead of it: know your association's reserve status, have the inspection documents ready, and price realistically for your building's situation. Condo sellers who treat 2026 like 2021 are the ones sitting at 85-plus days.

What this means if you're buying

Condo buyers, this is the most leverage you've had in years. Twelve-plus months of supply means you can negotiate price, ask for concessions, and be picky about building health. Just do your homework on association finances, because the discount on a unit in a troubled building can evaporate with one special assessment.

Single-family buyers have a tougher road, but ten straight months of rising sales tells you waiting hasn't been rewarding anyone. Focus on being ready: solid pre-approval, clear priorities, and the ability to move quickly when the right house shows up.
